EPC Check

Method

Band: we map your SAP score to the official EPC bands (A 92+, B 81–91, C 69–80, D 55–68, E 39–54, F 21–38, G 1–20).

Letting now: under MEES, a rented home must be at least EPC E (since April 2020). F and G cannot be let without a registered exemption.

2030: the confirmed reform requires EPC C for all tenancies from 1 October 2030, with a £10,000 cost cap and exemptions on the PRS Register.

Running cost: an order-of-magnitude figure = a typical cost per m² for the band × your floor area. Your real bills depend on usage and energy prices.

Independent educational tool for England & Wales (EPC / MEES). Bands, dates and costs are based on current rules and the confirmed 2025 reform (legislation expected from 2027) but are indicative. Not legal advice, and it does not replace an official EPC. Scotland has separate rules.
